From planning brief
to running asset.
Twinit-based applications spanning the planning, design, construction, and commissioning phases of capital projects, built by systems integrators with deep capital-project expertise. The Asset Twin bridges project to operations from day one.
Capital projects are the most data-rich, evidence-poor activity most enterprises undertake. Project teams generate enormous volumes of design, supply-chain, programme, quality, and commissioning data, then lose most of it's decision-relevant value because it sits in disconnected systems with no shared semantic structure. The asset that arrives at handover is rarely the asset that was specified, and the project knowledge that built it is rarely available to the team that operates it.
The digital twin — the semantic structure beneath every project app
Every Project Intelligence app is grounded in a digital twin: a semantic graph that assembles the project’s evolving record as it unfolds. Not a document store and not a dashboard, but a connected model of what was specified, designed, procured, built, and verified, structured so AI can reason across it rather than search through it.
It does not replace the systems already running the project. The record is assembled from the CDE, the programme and cost tools, and the quality and commissioning systems in place, each left as its own system of record, while Twinit gives AI a single structure to reason over rather than another silo to fill.
That structure is what enables a design-review app trace one change to its consequences across every discipline, a quality app attribute defects to their source, and the Asset Twin carry the as-built record into operations at handover. At handover, the same foundation seeds the operational twin, sparing operational teams the cold start a new asset usually brings.
Use cases across the four lifecycle phases.
Each phase has its own set of apps, scoped to the decisions that phase has to make. Built by systems integrators with capital project domain depth: engineering consultancies, programme management firms, construction services partners, and the digital arms of major SI groups.
1
Planning
Feasibility, options appraisal, programme business case generation, sustainability baselining, and stakeholder management. Each scoped to start and finish within the planning stage.
-
Programme business case generation grounded in benchmarks
-
Site option scoring against multi-criteria models: cost, carbon, risk, social value
-
Whole-life carbon baselining at concept stage
-
Stakeholder mapping with continuous engagement evidence
Design
2
Concept and detailed design review, multi-discipline data assembly, regulatory checking, and value engineering. Each delivered to the team that owns the decision.
-
Trace a single design change to its downstream consequences across every discipline, with supporting data attached
-
Score design options against cost, carbon, programme, and operability, with the rationale traceable
-
Check designs against regulations and standards, with every AI judgement traceable to its source
-
Extend whole-life cost reasoning from design decisions through to operational impact
3
Construction
Schedule integrity, supply-chain coordination, quality assurance, safety management, and progress reporting. Each built around the rhythm and decision points of the construction team it serves.
-
See where actual progress is drifting from the programme, and what's driving the slip
-
Trace every quality record to the asset and contractor it came from, with the evidence attached
-
Surface safety patterns across incidents and near-misses that no single report reveals
-
Generate programme reports whose every claim is tied back to its source evidence
Handover
4
Commissioning evidence, witness records, soft-landings outputs, operational readiness checks and as built asset information that mark the bridge into operations.
-
Capture commissioning evidence per asset, with traceable witnessing
-
Link outcomes back to design intent through soft-landings reporting
-
Track operational readiness against handover criteria
-
Assemble the as-built record in the Asset Twin
The Asset Twin: the one app that spans design, build, and commissioning.
One Project Intelligence app crosses phase boundaries by design: the Asset Twin. Its job is to assemble the as-built asset record across the design, construction, and commissioning phases, capturing what was specified, what was built, what was verified, and what is being handed over, into a single, queryable picture of the asset as it actually exists at handover.
The Asset Twin is the bridge between the project world and the operational world. It is a Project Intelligence app whose output, the as-built record, with commissioning evidence, baseline performance, and design intent attached. becomes the seed for Asset Intelligence on the operational estate. Where the operator adopts Asset Intelligence on the same Twinit foundation, a new asset arrives into operations with a continuously queryable record from day one. The operational team does not start cold.
